Yalikavak is located on the northwest coast of the Bodrum Peninsula and is the only area that operates as a year-round luxury address, not just a summer holiday destination. The arrival of Yalikavak Marina (formerly Palmarina) in 2014 reshaped the entire peninsula. This is one of the most high-end marinas in the Mediterranean, welcoming the mega-yachts of the global elite and surrounded by an ecosystem of world-class restaurants, designer boutiques, international banks, and high-quality private medical facilities.

Demographics and lifestyle

Yalikavak serves an international resident community year-round, not just in summer. Many European families choose Yalikavak as their tax residence or primary second home. Population density is moderate, security is high, and international infrastructure is complete with private schools, general clinics, and widely available English-language services.

Prices by sub-district

Yalikavak is divided into sub-districts with different price points. Central Yalikavak (adjacent to the Marina) has the highest prices, ranging from 91,000 to 329,000 lira/m² (equivalent to US$2,130/m² to US$7,700/m²), averaging approximately €6,500 EURO/m². Modern villas with infinity pools, smart-home systems, and sea views are priced from €1,000,000 EURO upwards.

Yalikavak has the highest short-term holiday rental yields in Bodrum thanks to stable international demand even in the low season. Gross yields can reach 8% to 10% in the peak season with 3-4 bedroom villas with private pools. Long-term rental yields are lower, at approximately 4% to 6%.

Türkbükü: celebrity-class Bodrum real estate

Türkbükü (including the Göltürkbükü area) on the north coast of the peninsula is known as the “Saint-Tropez of Türkiye”. This is a traditional destination for the celebrities of Türkiye and Europe, characterised by exclusive beach clubs, seaside restaurants, and high-end villas.

Türkbükü has some of the highest prices in Bodrum, ranging from €4,300 EURO to €6,109 EURO/m². High-end villas start from €750,000 EURO and commonly exceed €1,000,000 EURO. The proportion of foreign owners in Türkbükü reaches 60%, including business people, artists, and elite families from the UK, Germany, the Netherlands, and the Middle East.

For CBI profiles at the US$400,000 threshold, Türkbükü is one of the most difficult markets to access because most assets in this price range are only small apartment complexes in secondary locations, which do not reflect the core quality of the area.

Price growth in Türkbükü has ranged from 8% to 10% per year in recent years, stabilised by structural scarcity.

Gümüşlük: high-end rustic Bodrum real estate segment

Gümüşlük is a traditional fishing port village on the west coast of the peninsula, recognised as an archaeological zone. Archaeological regulations prohibit new construction and restrict building upgrades, making Gümüşlük the most intact traditional coastal village in Bodrum. The structural scarcity of Gümüşlük is particularly evident: supply cannot increase due to conservation regulations, while international buyer awareness is steadily increasing. This is the basis for stable long-term capital appreciation.

Gündoğan and Cennetköy: optimal choices for CBI profiles

Gündoğan and Cennetköy are located between Yalikavak and Türkbükü on the north coast and are considered the best value segment for CBI profiles at the US$400,000 threshold. A 10-15 minute drive to both luxury addresses of Yalikavak and Türkbükü allows residents to access full high-end amenities while purchasing much larger assets with the same budget.

At the €400,000 EURO level (approximately the CBI threshold after conversion), Gündoğan and Cennetköy can purchase a 3 to 4 bedroom villa with a private pool, views of the Aegean Bay, and a plot of land large enough to create a true estate feel. This is the highest price-to-quality ratio on the peninsula for CBI investors.

Within the same US$400,000 budget, central Yalikavak can only purchase a small entry-level villa; Türkbükü has almost no suitable products. Therefore, with the goal of optimising CBI results, Gündoğan-Cennetköy is often the choice most recommended by experienced consultants.

Bitez, Torba, Turgutreis, and Bodrum Town: alternative segments

Besides the high-end areas on the north coast, the Bodrum Peninsula has many alternative options suitable for different segments of investors.

Bitez is located near the centre of Bodrum Town and has a flat, sandy beach suitable for families. Apartments start from €120,000 EURO, villas from €250,000 EURO. This is the most stable residential community in Bodrum, with good long-term rental potential.

Torba is on the north coast near the highway system to Milas-Bodrum Airport and has many 5-star resorts and villa compounds. Prices are similar to Bitez but aimed at a more resort-lifestyle style.

Turgutreis is the second-largest town on the peninsula, featuring the famous Saturday Market and sunset beaches. Villas start from €350,000 EURO, suitable for average investors.

Bodrum Town (the city centre) has the iconic Bodrum Castle, old harbours, an ancient theatre, and a vibrant nightlife. Apartments in the centre are priced from €150,000 EURO to €500,000 EURO, houses from €300,000 EURO upwards. This is the urban choice on the peninsula.

Further away, Mumcular is the cheapest inland area with 37,000 to 60,000 lira/m² (~US$870/m² to US$1,400/m²). Mumcular does not meet the CBI threshold if purchasing a single unit; it is only suitable for investors buying multiple properties to aggregate.

Special notes when investing in Bodrum real estate for CBI profiles

Investing in Bodrum real estate for CBI purposes has a number of specific characteristics different from Antalya and Istanbul, which investors need to pay special attention to.

First, the seasonality of Bodrum is more pronounced than that of Antalya. With the exception of Yalikavak, which has a year-round residential community, most other areas effectively “close down” from November to April. Many restaurants, bars, and amenities only operate from May to October. This impacts the quality of life if investors intend to reside there long-term outside of the tourist season.

Second, Milas-Bodrum Airport has limited direct international flights outside of the peak season. In winter, most passengers must connect via Istanbul, which extends travel time. This is a factor to consider if investors have a frequent international travel schedule.
