About the project
VIBE Cinta Costera is an apartment project by Grupo Los Pueblos in the Bella Vista area, Panama City, located on C. 40 Este and facing the Bay of Panama along the Cinta Costera coastal walkway.
The developer positions VIBE under the model live – work – play: residential apartments combined with work and lifestyle amenities in the same building, targeting young urban residents and remote workers.
Apartments at VIBE
The project offers one- to three-bedroom apartments. The ICON line on lower floors includes two one-bedroom, one-bathroom models with private terraces: the A1 model with a total of 61 m² (54 m² interior, 7 m² outdoor) and the A1-C model with a total of 59 m² (52 m² interior, 7 m² outdoor). Both face southwest.
Floor areas for the two- and three-bedroom models have not yet been announced by the developer in the current documentation.
Amenities
Amenities are concentrated on the rooftop and common floors: an elevated pool overlooking the bay and city skyline, an outdoor deck with a pergola, a café area, co-working space, games room, reception lobby, and lounge area.
Cinta Costera location
Cinta Costera is a bayfront park strip running along the centre of Panama City, connecting the financial district with the historic Casco Viejo. Bella Vista is situated directly within this axis, serving as a long-established residential and office district of the capital.
According to developer documentation, Panama currently has over 180 companies registered under the multinational headquarters regime. Tocumen International Airport welcomed 17,825,465 passengers in 2025 with approximately 110 direct routes to the Americas and Europe.
Grupo Los Pueblos — developer
Grupo Los Pueblos has been operating since 1985, having delivered over 26,000 units and developed 6.2 million m² in Panama, following a model of self-design, self-construction, self-ownership, and self-management. Its in-house property management division has operated since 2010 and currently manages over 300 rental units in Panama.

Panama Qualified Investor Visa programme
Panama grants permanent residency to investors who purchase titled property in the country, with a minimum threshold of US$300,000. Permanent residency is granted from day one, with processing taking approximately 30 to 45 days, and no physical presence is required for the application. The application includes a spouse, children, and dependent parents. Maintaining residency only requires entering the country once every two years, and investors are eligible to apply for citizenship after 5 years of permanent residency. The asset must be held for at least 5 years.
Panama uses the US dollar, applies a territorial tax system so income generated outside the country is not taxed, and has over 70 international banks in operation.
The sale price for each unit has not been announced by the developer. Confirmation from Grupo Los Pueblos is required before verifying whether a specific unit meets the US$300,000 threshold.
Ownership conditions and notes
Foreigners are permitted to hold property in their own name in Panama with rights equivalent to those of citizens, with assets registered at the Panama Public Registry.
Prosperous Living Investment recommends that investors request an official price list, payment schedule, and a written description of the handover standards before paying a deposit.
