Premier Residences is a golf villa sub-division within the Venus Rock Golf Resort master project – Cyprus's premier golf resort developed by Aristo Developers. The sub-division features various Mediterranean and modern designs for 2, 3, and 4-bedroom villas, each with a private pool and set on plot sizes ranging from 376 m² to over 800 m².

The project is located between Paphos and Limassol, approximately a 10-minute drive from Paphos International Airport and adjacent to Aristo's 18-hole Secret Valley Championship golf course. Energy efficiency rating is Class B+ according to Cyprus EPC standards. High-end finishing materials, concealed air conditioning system, natural stone flooring, and fully fitted kitchen interiors. Construction status is mostly off-plan with handover schedules varying by phase.

Venus Rock Golf Resort – the investment case

Venus Rock Golf Resort is one of Cyprus's largest master-planned developments, created by Aristo Developers since 2006, spanning over 1,000 hectares with an operational 18-hole Secret Valley Championship golf course. The resort is located approximately 5 km from the Aphrodite Hills coast and 25 km from central Paphos.

How Premier Differs from Other Venus Rock Sub-Divisions

Premier Residences is the lowest price point sub-division in Venus Rock, with 2-bedroom units starting from €390,000 (excl. VAT) – comfortably meeting the €300,000 investment threshold for the Cyprus PR programme after applying the reduced 5% VAT rate. In contrast, Royal Residences starts from €1,125,000 for a 3-bedroom villa, Elite Residences offers 4-bedroom villas with contemporary designs, and Imperial Residences occupies the ultra-luxury segment.

Compared to Premier, other sub-divisions offer larger plots, more expansive floor areas, and locations closer to the golf course. Premier is suited for investors prioritising the lowest entry threshold to obtain Cyprus PR while taking advantage of Venus Rock's prime location.

Cyprus Permanent Residency Programme

Premier Residences qualifies for the Cyprus Permanent Residency programme under Regulation 6(2) with a minimum investment threshold of €300,000 excluding VAT. 2-bedroom villas in Phase 37 starting from €390,000 easily satisfy this requirement. The Cyprus PR application covers the main investor, spouse, and children under 25 if full-time students.

A minimum annual income of €50,000 from sources outside Cyprus is required for the main investor, plus €15,000 for the spouse and €10,000 for each dependent child. Cyprus permanent residency is valid indefinitely without renewal, requiring entry into Cyprus at least once every 2 years. Processing time is approximately 2-6 months according to the Civil Registry and Migration Department.

Tax Advantages and Yield

Purchasing Premier Residences as a primary residence qualifies for a reduced 5% VAT rate on the first 130 m², provided the total transaction value is below €475,000 and the built area is under 190 m². Purchases for rental purposes may be eligible for a 19% VAT refund.
