Minthis Residences is a showcase precinct of luxury villas at the Minthis Resort – Tsada, Paphos, Cyprus. The entire precinct consists of 10 unique villa designs, developed by architect Woods Bagot within the framework of the Minthis Property Collection. Cyprus Permanent Residence Programme

Every villa in Minthis Residences exceeds the €300,000 threshold for the Cyprus Permanent Residency programme under Regulation 6(2). Investors, their spouses, children under 25 (full-time students), and dependent parents can obtain Cyprus permanent residence – a European Union member state – with a processing time of approximately 2 months. Permanent residence is valid for life, requires no renewal, and only necessitates visiting Cyprus at least once every 2 years.

Requirement to prove annual income from sources outside Cyprus: at least €50,000 for the main investor, plus €15,000 for a spouse and €10,000 per dependent child.

Tax Advantages and Yield

Purchasing a Minthis villa as a primary residence qualifies for a reduced 5% VAT (instead of the standard 19%) on the first 200 m². If purchased for rental purposes, the 19% VAT may be reclaimed. According to official Minthis disclosures, the net rental yield at the resort reaches 6% per year.
