Konia Green is a community of 60 homes in the village of Konia in the Paphos region of Cyprus, developed by Pafilia Property Developers. According to the official announcement from Pafilia, the project consists of 34 detached villas and 26 townhouses arranged around a green central park. Konia Green was handed over in March 2025.
Konia is a traditional village situated at an altitude of approximately 190 m above sea level, known for its cooler temperatures compared to the coast and panoramic sunset views. It is located just 3 km from the centre of Paphos and only minutes away from the International School of Paphos – the largest international school in the region.
Konia Green offers 2 and 3-bedroom detached villas with floor areas ranging from 110 to 292 m² and plots from 110 to 640 m². The ultra-modern design includes a double-height living area, underfloor heating, an optional private pool, and high-end finishes such as walk-in closets and covered parking spaces. The entire community is surrounded by Mediterranean gardens and green parkland.

Konia is one of the most sought-after residential areas in Paphos. The village has a large expatriate community (particularly British) and is a popular area for local Cypriots. It is approximately 3 km – a 5-minute drive – from the centre of Paphos, 20 km from Paphos International Airport, and 12 km from Coral Bay.
Paphos General Hospital in Anavargos is just a few minutes' drive away. Essential amenities including pharmacies, schools, and kiosks are available within the village. The transport infrastructure provides quick access to the Paphos-Limassol motorway.

Under Regulation 6(2) of the Aliens and Immigration Regulations, investors who purchase new residential property (first sale) with a minimum value of €300,000 (excluding VAT) are eligible to apply for Cyprus permanent residency via the fast-track route.
The applicant, their spouse, and dependent children up to 25 years old (full-time students) are included in the same application. Proof of income from outside Cyprus is required: a minimum of €50,000 per year for the main applicant, plus €15,000 for the spouse and €10,000 per dependent child. Parents and parents-in-law are no longer considered dependents as per the update of 02/05/2023.
Processing time is 2-6 months. Permanent residency is valid indefinitely, with no renewal required, only a minimum of one entry to Cyprus every two years. After 8 years of actual residency within the last 10 years, applicants are eligible to apply for Cyprus citizenship by naturalisation.
Standard 19% VAT applies to new, unused property in Cyprus. Under Law 42(I)/2023, a reduced 5% VAT applies only when purchasing a primary residence, for the first 130 m² and a maximum price of €350,000, provided the total floor area does not exceed 190 m² and the total price does not exceed €475,000.
The buyer must commit to using the property as their primary residence for 10 consecutive years.
In the case of purchase for rental investment or as a holiday home, 19% VAT applies to the entire property value. Buyers should consider an investment structure that aligns with their residency goals and personal finances.
