About the project
Brisas del Mar is a low-rise apartment complex by Grupo Los Pueblos, located within the Playa Caracol coastal resort community in Chame district, on the Pacific coast of Panama. The project consists of 40 units spread across three floors, with a smaller scale than other high-rise phases in the same area.
The project is completed and operational. Three product lines are divided by floor: garden units on the ground floor, mezzanine units on the middle floor, and penthouses on the top floor.
Three apartment lines at Brisas del Mar
Garden units (Garden — models PBA and PBB). Three bedrooms, three bathrooms. Covered area of 95.92 m², uncovered area of 12.90 m², total area of 108.82 m², with a 5.70 m² garden. This is the only layout with direct ground access.
Mezzanine units (Mezzanine — models 1A and 1B). Two bedrooms, two bathrooms. Indoor area 80.20 m², outdoor area 13.41 m², total 93.61 m². This is the entry-level model of the project.
Penthouse lock-off (model 2A). Three bedrooms, two bathrooms. Indoor area 94.30 m², outdoor area 30.29 m², total 124.59 m². The outdoor area is twice as large as the other two lines.
Penthouse model designed with a lock-off: the apartment can be split into two independent units, each with its own entrance and bathroom. The owner can live in one part and rent out the other, or rent out both.
Playa Caracol — a seven-mile beach resort
Playa Caracol is named The Seven Mile Beach Resort by the developer, based on the stretch of white sand approximately seven miles long running along the Pacific coast, backed by the Cerro Chame mountain range.
Shared amenities for the entire area include a sports complex with tennis courts, padel courts, basketball courts, a multi-purpose court, and a pump track. Regarding dining and entertainment, Vento Beach Club is already operational; the Margaritaville area is under construction; Caracol Village and Retail Village are announced to open next.
The Chame region surrounding the project features a notable marine ecosystem: sea turtle nesting season and the humpback whale migration season from Antarctica to the warm waters of Panama, lasting from July to October. Within travel distance are also Otoque and Bona islands, the extinct Cerro Chame volcano, San Carlos lake, the natural lakes Charco Verde and Charco Azul, the El Valle de Antón valley located inside a volcanic crater, and the Los Cajones de Chame rock labyrinth.
Distance to three airports
According to the developer's documentation, Playa Caracol is approximately 57 km from Scarlett Martínez International Airport (RIH), equivalent to a 1-hour drive; approximately 82 km from Panamá Pacífico International Airport (BLB), equivalent to 1 hour and 19 minutes; and approximately 112 km from Tocumen International Airport (PTY), equivalent to 1 hour and 45 minutes.
Grupo Los Pueblos — developer
Grupo Los Pueblos has been operating since 1985, having delivered over 26,000 units and developed 6.2 million m² in Panama, following a model of self-design, self-construction, self-ownership, and self-management. Its in-house property management division has operated since 2010 and currently manages over 300 rental units in Panama.

Panama Qualified Investor Visa programme
Panama grants permanent residency to investors who purchase titled property in the country, with a minimum threshold of US$300,000. Permanent residency is granted from day one, with processing taking approximately 30 to 45 days, and no physical presence is required for the application. The application includes a spouse, children, and dependent parents. Maintaining residency only requires entering the country once every two years, and investors are eligible to apply for citizenship after 5 years of permanent residency. The asset must be held for at least 5 years.
The selling price for each unit at Brisas del Mar has not been announced by the developer. Whether a specific unit reaches the US$300,000 threshold depends on the selling price and requires confirmation from Grupo Los Pueblos before providing consultation on the profile.
Ownership conditions and notes
Foreigners are permitted to hold property in Panama with rights equivalent to citizens, with assets registered at the Panama Public Registry. Panama uses the US dollar and applies a territorial tax system.
Prosperous Living Investment recommends that investors request an official price list, payment schedule, and a written description of the handover standards before paying a deposit.
