Cyprus Permanent Residency Programme

Agnades Village 1 qualifies for the Cyprus Permanent Residency programme under Regulation 6(2) with a minimum investment threshold of €300,000 excluding VAT. The 3-bedroom villa type starts from €494,000, exceeding the required threshold. The Cyprus PR application includes the main investor, spouse and children under 25 years of age if they are full-time students.

A minimum annual income of €50,000 from sources outside Cyprus is required for the main investor, plus €15,000 for the spouse and €10,000 for each dependent child. Cyprus permanent residency is valid indefinitely, does not require renewal, and only requires entry into Cyprus at least once every 2 years.

Tax Advantages and Yield

At Agnades Village 1, smaller units just qualify for the reduced 5% VAT rate (for the first 130 m², with a total transaction value under €475,000), applicable to unit V01 (€494,000) – close to the threshold but subject to verification of the built area. Larger units are subject to the standard 19% VAT. In the case of purchasing for rental purposes, a 19% VAT refund may be applicable.
