A Title Deed is a certificate of property ownership issued by the land registry, equivalent to a "sổ hồng" or ownership certificate in Vietnam. This is the strongest legal evidence of ownership.
The Title Deed clearly records property information, the identity of the legal owner, boundaries, and any encumbrances. When this document is transferred to the buyer's name, the new ownership is officially recognised by law.
For foreign investors, verifying the status of the Title Deed before purchasing is an essential step. Some new projects may not yet have individual deeds for each unit, leading to delays in the transfer process.
In many markets such as Cyprus, the process of issuing and transferring Title Deeds can be lengthy, so investors should work with a reputable legal advisory firm to protect their interests.
