Off-plan

Off-plan refers to the purchase of real estate that is yet to be built, meaning the investor signs a contract and makes payments for a project that is still under construction or even just at the design stage.

The appeal of off-plan property lies in prices that are typically lower than upon project completion, along with the potential for capital appreciation during the construction process. Payment schedules are also usually divided into multiple instalments according to construction progress.

In return, this form of investment carries risks: the project may be delayed in handover, the finishing quality may differ from expectations, or the developer may face financial difficulties. Therefore, the reputation and capacity of the developer are the deciding factors.

In many residency by investment programmes involving real estate, purchasing off-plan directly from the developer may also be subject to conditions regarding whether it counts towards the investment threshold, so it is necessary to verify carefully before committing funds.
