Project overview

W Suite Hotel Apartment is a 5-star hotel apartment project located within the Premier Kampüs complex in the Kağıthane district, Istanbul. The project is developed by Fer Yapı — the entity that built Premier Kampüs, the first campus office in Türkiye to achieve LEED Gold certification for green building standards. W Suite occupies 4 floors (4th to 7th floor) of Block B in the complex, with a total saleable area of 13,700 m² and 120 completed hotel apartments, ready for handover.

Unlike traditional apartments, W Suite operates under a serviced apartment model — combining the comfort of a 5-star hotel with long-term property ownership. Investors can choose to stay in the apartment and enjoy all hotel services, or entrust management to the W Suites operator to generate stable rental income through a pool model.

Strategic location in Istanbul’s new business centre

Kağıthane is known as the “new business centre” of Istanbul due to its rapid infrastructure development in recent years. This district is located at a direct connection point between leading financial areas such as Maslak and Levent and the historic centre of the city.

W Suite is located just 600 metres from the Kağıthane metro station (lines M7 and M11) — the M11 line connects directly to Istanbul Airport in approximately 25 minutes without the need to change lines. The D-100 highway is 800 metres away and the TEM is 900 metres away; the Bomonti tunnel shortens the distance to Dolmabahçe to a 5-minute drive. From the project, residents can reach Taksim Square in 10 minutes, the historic Sultanahmet area in 20 minutes, and major shopping centres such as Vadi Istanbul (5 minutes), Cevahir (10 minutes), Zorlu Center (15 minutes), and İstinye Park (20 minutes).

The 6th floor includes a silent lounge for quiet space, an all sports lounge for entertainment, and a game centre.

The total area of rooftops and terraces reaches 2,400 m², creating significant outdoor space in the heart of the city. Hotel services include 24/7 reception, housekeeping, room service, bellboy, personal assistant, secretary, IT support, concierge, valet parking, car rental, and health care — all professionally operated by the on-site management team.

Investment and Profit Model

W Suite operates under a pool model — all apartments participate in the shared rental system, with revenue distributed according to the ownership area ratio of each investor. The W Suites management board is responsible for short-term and long-term rental operations, serving both business people and tourists. Owners participating in the pool still have the right to use the apartment for 15 days per year, provided they give 3 months' notice.

This model is particularly suitable for investors who do not live in Türkiye — the asset is professionally managed, generating passive income without the need for direct intervention. This is also an advantage over conventional apartments because the customer base is more diverse — from short-term business travellers to long-term tenants.

Eligible for Turkish Citizenship

W Suite Hotel Apartment meets the requirements of the Türkiye citizenship by investment programme with a minimum investment of US$400,000 in real estate. With prices starting from US$572,300, every unit exceeds the required investment threshold. Investors and their families (spouse and children under 18) can receive a Turkish passport within 4 to 8 months, allowing visa-free or visa-on-arrival access to over 120 countries. Notably, Turkish citizens are eligible to apply for the United States E-2 visa to live and conduct business in the US.

The asset must be held for a minimum of 3 years according to the programme regulations. The 20% VAT may be waived if the investor meets the requirements under Turkish law. The 6% title deed transfer tax is shared equally between the buyer and the developer.
