Seaview Heights is a gated community of 90 units by Cybarco in the Agios Athanasios/Germasogeia area of Limassol, combining 81 apartments of 1 to 3 bedrooms with 9 villas of 3 to 4 bedrooms within the same grounds. The project is 3 km from Limassol centre and approximately 4 km from the beach, offering views of the sea, city, and hills.

Cyprus Permanent Residence Programme

All remaining 16 apartments and 6 villas at Seaview Heights exceed the minimum investment threshold of the programme, with prices starting from €360,000 for apartments and €970,000 for villas. Fast-track applications have a processing time of approximately 2 to 3 months, according to the Civil Registry and Migration Department.

The investor, along with their spouse and children under 18 (or children under 25 who are in full-time education), are granted Cyprus permanent residency — in a European Union member state. A minimum annual income of €50,000 from sources outside Cyprus is required for the main investor, plus €15,000 for the spouse and €10,000 for each dependent child. Permanent residency is valid indefinitely, does not require renewal, and only requires entry into Cyprus at least once every 2 years.

Tax Advantages and Yield

Purchasing Seaview Heights as a primary residence qualifies for a reduced VAT rate of 5% (instead of the standard 19%) for the first 200 m² under Cyprus VAT law conditions. In the case of purchasing for rental purposes, the 19% VAT can be refunded under the corporate self-declaration mechanism.
