Centro Limassol is a 60-unit boutique apartment project by Cybarco in the historic centre of Limassol, situated between the medieval castle and Limassol Marina. The project is divided into 2 buildings, Building A and Building B, each with 3 above-ground floors, offering a total of 60 one- and two-bedroom apartments. The location is approximately 1 km from the beach and the city centre, and just 500 m from Anexartisias Street and Limassol Old Town.
There are currently 20 apartments remaining for sale, with prices starting from €355,000 for a 70 m² one-bedroom apartment and from €490,000 for a 110 m² two-bedroom apartment. All apartments have achieved an Energy Efficiency Class A certificate under Cyprus regulations, featuring rooftop solar panels with net metering.
The highlight of Centro Limassol is the rooftop area featuring an infinity pool, gym, relaxation area, and landscaped gardens, offering 180-degree views of Limassol Old Town, the medieval castle, and the Mediterranean coast. This is the first Cybarco project in the centre of Limassol to combine a rooftop pool and fitness room — ideal for the short-let investment segment or as a second home.
Centro Limassol apartments are delivered fully fitted with premium finishes, including varnished natural wood flooring for the bedrooms, and ceramic tiles and granite for the living, kitchen, and bathroom areas. Kitchens come equipped with imported appliances, including a ceramic hob, electric oven, extractor hood, washing machine, dishwasher, and refrigerator. A split-type air conditioning system provides heating and cooling, combined with water underfloor heating for winter.
Each apartment is equipped with a motion-sensor security system, a video intercom connected to the main gate, a private storage room on the ground floor, and 1 covered parking space with an electric vehicle charging point. The ground floor area is landscaped with green gardens, and a CCTV system monitors all common areas. The building features a lift with granite flooring and a stainless steel cabin.
The Centro Limassol location is situated in what is considered the cultural and commercial heart of Limassol — the second-largest port city in Cyprus and an international financial services and tourism hub. Within walking distance is the Limassol old town with its cobbled streets, the medieval castle (where King Richard I of England married in 1191), Limassol Marina with its high-end shopping and dining, and a 17 km coastline stretching along the city.
To the north of the project is Anexartisias Street — Limassol's busiest commercial street, featuring fashion brands, restaurants, and cafés. City of Dreams Mediterranean — Europe's first integrated casino resort — is also located in the same city of Limassol. Larnaca International Airport is approximately 70 km away via the A1 motorway, and Paphos Airport is approximately 70 km to the west.
Cybarco is a member of the Lanitis Group, established in 1945 and one of the leading real estate developers in Cyprus. Cybarco's portfolio includes iconic projects in Limassol such as The Oval, Limassol Marina, Trilogy Limassol Seafront, Akamas Bay Villas, and the Aktea Residences 1, 2, 3 apartment series. Cybarco has completed and handed over all of Aktea 1-3 with a 100% sales rate.
Centro Limassol is developed in partnership between Cybarco and Gindi Global — an international real estate group. Cybarco operates management and rental services through its subsidiary BeCyprus, supporting non-resident investors in Cyprus with property management after handover. The entire project is constructed by Cybarco's construction division — ensuring consistent quality from design to completion.
Purchasing Centro Limassol for a minimum of €300,000 excluding VAT qualifies for the Cyprus Permanent Residency application under Regulation 6(2). All 20 remaining apartments at Centro Limassol exceed the minimum investment threshold of the programme, with prices starting from €355,000. Fast-track applications have a processing time of approximately 2 to 3 months, according to the Civil Registry and Migration Department.
The investor, along with their spouse and children under 18 (or children under 25 who are in full-time education), are granted Cyprus permanent residency — in a European Union member state. A minimum annual income of €50,000 from sources outside Cyprus is required for the main investor, plus €15,000 for the spouse and €10,000 for each dependent child. Permanent residency is valid indefinitely, does not require renewal, and only requires entry into Cyprus at least once every 2 years.
Purchasing Centro Limassol as a primary residence qualifies for a reduced VAT rate of 5% (instead of the standard 19%) for the first 200 m² under Cyprus VAT law conditions. In the case of purchasing for rental purposes, a 19% VAT refund may be applicable under the corporate self-declaration mechanism.
The historic central location combined with a rooftop pool and gym makes Centro Limassol particularly suitable for the short-term rental segment via platforms such as Airbnb and Booking.com. Limassol is one of Cyprus's leading year-round tourist destinations, with the peak season extending from April to November. Cybarco provides management and rental services through its subsidiary BeCyprus, according to the developer's announcement — ideal for investors who do not reside full-time in Cyprus.
